Imagine looking for land for a residential project, but you do not want to start completely from scratch. Here there is already a conceptual design for the construction of apartments, and what is especially interesting is that there is also the possibility of buying an additional building plot of 6,500 m² in Sveta Nedelja. So, if you want to think bigger and develop a larger project, that option is also available.

The first parcel is located in Strmec, in the area of the City of Sveta Nedelja, and covers 4,000 m². The land is regular in shape, with approximate dimensions of 32 × 125 meters, it is flat and has access to an asphalt road. According to the existing conceptual design, residential construction is planned with a total of 21 apartments, with a total stated net area of 1,065.25 m². According to the owner, construction of a ground floor, two upper floors and a basement is possible, subject to verification of the applicable building conditions and required permits.

An additional advantage is that in the immediate vicinity, in Sveta Nedelja, another building plot of 2,500 m² can also be purchased. It is located in the M1 zone, on a quieter street, near the school, kindergarten and Kipišće Lake. According to the owner, construction of six buildings is possible on this parcel, with a planned gross area of approximately 650 m² per building, including a basement, ground floor, first floor and recessed top floor. Basements are not included in the stated square footage. The parcel is about 52 meters wide along the road and 125 meters deep.

The second land plot has access from an asphalt road and utility infrastructure, including electricity, gas, water, sewerage and fiber-optic internet. It is enclosed by a concrete parapet and a 3D fence, installed a year ago, and there is an existing building on the land which, depending on the investor's plan, can be retained or removed.

Both locations have good connections to Zagreb, Samobor and the main transport routes. For an investor, this means the possibility of considering two parcels and different development models, from separate residential projects to a potentially broader investment story, depending on the building conditions, budget and implementation plan.

Land in Strmec – 4,000 m²: price 440,000€.

Additional land in Sveta Nedelja – 2,500 m²: price 153 €/m²

If both parcels were purchased, the total area would be 6,500 m², and the total price according to the stated amounts would be approx. 990,000€.

This is an opportunity for an investor who wants to consider the existing conceptual basis while also having the possibility of expanding onto additional building land. For a more serious investment assessment, it is necessary to check the spatial plans, building conditions and documentation status for each parcel separately
